The 15-Minute Showing Follow-Up

The right follow-up is not a long recap. It is a quick, clear way to help a client hold onto what they noticed and decide what happens next.

After a showing, people are usually carrying more information than they can sort through. They are comparing kitchens, roads, room sizes, feelings, price points, and whatever the next house looked like. You do not need to send a novel. You do need to make the next conversation easier.

Send the note before the details fade.

Give yourself fifteen minutes after the tour to write down the few things that mattered. Then send a short message while the showing still feels real. It can be a text, an email, or the first line of a planned call. The channel matters less than the clarity.

Use this simple follow-up:

"Thanks for today. Before the details run together, what felt strongest and what gave you pause? I wrote down the [specific positive] and your question about [specific concern]. I'll follow up by [day/time] with the next options we talked about."

Make it about their decision, not your recap.

The best question is not "What did you think?" It is a little more concrete. Ask what they would want to see again, what changed their mind, or which concern deserves a closer look. That gives you useful information for the next tour instead of a polite "we'll think about it."

  • Name one thing the client liked.
  • Name one question or tradeoff they raised.
  • Set the next contact point before you close the message.

Put the promise somewhere you will see it.

A follow-up is only helpful if the next promise does not disappear into a text thread. Add the next action, the due date, and the reason it matters to your work list while you are still thinking about it. Brokerage Dashboard is built to keep that kind of next step visible, but any system works if you actually look at it.

Try this after your next showing. Do it once before you decide whether it needs to be more complicated.
